The Lago Vista Planning and Zoning Commission on Oct. 9 approved two subdivision variances requested by Edify Asset Management LLC — permitting a cul‑de‑sac length greater than 600 feet and allowing sidewalks on only one side of the proposed private street — and later approved the related final plat for Santa Vista Way (Project 23‑2770).
City staff reported the fire marshal had approved the extended cul‑de‑sac and confirmed that all 20 staff comments on the final plat had been addressed. The applicant and commission discussed potential impacts on existing homes, floodplain constraints and whether view impacts had been raised in public comment; the applicant said disclosure and standard flood‑insurance requirements apply and that structural engineers have been involved in lot and home designs.
Commissioner Frank Robbins asked whether the final plat conformed to the preliminary plat previously approved and whether maintenance or responsibilities for right‑of‑way elements (a striped median feature) were clear; staff and the applicant confirmed the ordinance requirements had been met. Another commissioner asked about pass‑through lots and whether private roads might alter fence rules; staff said private roads affect some requirements but that variances could be requested at the building‑permit stage if needed.
A motion to approve the variances and the final plat passed unanimously. The approvals allow Edify to record the final plat and proceed with subsequent permitting steps, subject to standard building and platting requirements and any permit conditions imposed by staff.
