Provision Studio seeks rezoning on Montgomery Street; council sets June 22 vote

Provision Studio’s owner asked the Homewood City Council on June 8 for permission to rezone two adjacent Montgomery Street properties so the business can combine the buildings and expand into a larger Pilates/personal-fitness facility.
Staff presenting the case said the project requires a rezoning from the city’s C2 neighborhood shopping district to C4 central business district because “personal fitness training isn’t allowed in the C2,” and the application includes proffers limiting future uses. The ordinance read into the record would amend ordinance 2933 and, if adopted, would prohibit uses the owner agreed to exclude: package liquor stores, tobacco and vape retail, gas stations, auto parts stores and indoor theaters.
Margaret Burden Hill, who identified herself as owner of Provision Studio, told the council she has run the business in Homewood for about eight years and is seeking more space and better parking to accommodate members and expand services. “We’re excited about the opportunity to get a bigger space with better parking for our members,” she said.
Three supporters spoke during public comment. A Provision staff member, McKenna, described the studio as “inclusive” and said it serves members with a range of abilities. Instructor and member Kelsey Cotton said the expansion would help her and her special-needs son attend classes more easily. Longtime member Linda Foster said she has attended nearly 500 classes and credited Provision with improving her health; she urged the council to approve the expansion to address space and parking concerns.
No one spoke in opposition during the hearing. Council members asked staff and the applicant to confirm that studio activities would be carried out inside the building and noted the conditions (proffers and site-plan requirements) are intended to lock in the development details. The council will consider a final vote on the rezoning at its next meeting on June 22.
