The Lago Vista City Council opened a public hearing on a proposed text amendment to Chapter 14 (zoning) that would add a new use category for "indoor inventory storage" to commercial zoning districts.
Staff told the council the change responded to requests from small business owners who need enclosed indoor space for non‑retail inventory (for example, companies that perform installations from stored materials but have no retail storefront). The intended definition in staff's draft would permit storage of goods, materials or inventory entirely within an enclosed building as an accessory or associated use to a permitted commercial activity while prohibiting outdoor storage, bulk distribution, freight terminal operations or primary warehousing.
Planning & Zoning and commission leaders told council the packet provided to the commission was internally inconsistent — duplicate section numbering, a missing "Exhibit A" reference, and ambiguity about which zoning districts (C1, C2, C3, LI vs. "all commercial zoning districts") the new use should appear in. Planning & Zoning had unanimously asked staff to prepare a coherent, internally consistent ordinance and bring it back to the commission for recommendation. Several councilors said the policy substance was straightforward but the drafting needed cleaning.
After public comment and discussion, council gave staff direction to reconcile the drafts, post the corrected ordinance for Planning & Zoning review and return the clean version on the first April council meeting's consent agenda. The motion passed 5–1. No zoning change was adopted tonight; the action was procedural direction to staff to produce a single corrected draft and allow P&Z to review before final council action.
Councilors emphasized the policy intent: allow modest, low‑impact indoor inventory uses where compatible with neighboring districts, not to permit warehousing, outdoor storage or large distribution operations.
