The Marshall County Board of Zoning Appeals voted unanimously June 9 to approve a special‑use permit allowing estate resale and vintage‑goods sales from an existing accessory building on a rural A1 property. The petitioner, Larry Yoder, said he operates an estate‑cleanout business and would sell items inside an existing building on specified days.
Staff described the site as an improved property with a previously approved kennel, adequate parking, screening from trees, and minimal expected noise. Proposed hours the petitioner cited were Wednesday 1 p.m.–7 p.m., Thursday–Friday 1 p.m.–5 p.m., and Saturday 8 a.m.–3 p.m.; staff recommended approval.
Yoder said the operation has been in place informally and he sought to regularize the use after a complaint; he said most items are stored indoors, traffic has been modest (he estimated fewer than 20 customers per week), and he would remove or store any outdoor items if that became an issue. Board members asked about advertising and the types of goods; Yoder said sales stem primarily from estate cleanouts and included typical household items and small appliances.
No members of the public objected and there was no correspondence. After closing the public hearing, the board moved to approve the special exception, finding the use would not be injurious to public health, safety or welfare, would meet the development standards, and would be consistent with the comprehensive plan.
The approval allows the petitioner to operate the resale outlet under the hours and conditions described; the clerk reminded the applicant to coordinate on required signage and permits.
