The Burlingame Planning Commission on June 8 approved a major design-review application for an addition at 1317 Lagona Avenue with conditions to preserve the home’s existing window character.
Staff presented the proposal for a roughly 964-square-foot first- and second-floor addition to an existing 1,997-square-foot house and recommended approval with conditions to ensure compatibility with the home’s style. Designer Warren Huey told the commission the owners want more living space and a second bathroom and that he attempted to keep the front appearance close to the existing structure.
Commissioners focused discussion on window details, calling out replacement of single-glazed windows with double-glazed units and urging simulated divided lights (mullions) on all street-facing windows so the addition matches the home’s character. Commissioners also recommended converting a proposed slider above the garage to casement windows and adjusting proportions of two new front windows and the main arched window. The commission reopened the public hearing to confirm those conditions and indicated staff-level review would be acceptable for demonstrating compliance.
Designer Warren Huey confirmed the owner’s previous decision to remove mullions was driven by cost considerations and that the existing windows are single glazed and slated for replacement. A motion to approve the project with the additional window conditions carried by roll call vote; the decision is appealable to the City Council within 10 days.
