Commissioners approve findings for Humble Patty Fuller House, hold occupancy until protective barrier is finalized

The commission approved findings of fact and recommended final site‑plan review for the Humble Patty Fuller House, with conditions addressing safety and site details.

Commissioners discussed that the project documentation showed a requirement for three parking spaces but the current plan indicates two. Members and staff explored whether removing the two spaces would be feasible; staff cautioned removing the spaces could increase regulatory penalties and noted the parking area is shared with adjacent properties and governed by private lease agreements.

Commissioners raised pedestrian and seating safety concerns after noting an abandoned curb cut near the Fuller House seating area. Village staff said the applicant has committed to installing a protective barrier and that “we're going to hold their occupancy until such time... that we wouldn't want them to open without a protective barrier,” indicating the village would not release occupancy until the barrier's final design is approved.

Staff said revised plans show a custom louvre with an updated "spider web" design and blue planters; material and spacing for the louvre are still under discussion with a custom fabricator. The project is scheduled for final consideration by the Village Board the following day.

A motion to approve the findings passed on a roll‑call vote with all present commissioners voting aye.
