Council approves sign variances for 1211 West Henderson Street after staff presentation

The Cleburne City Council voted 4–1 June 1 to grant variances that allow a modification to an existing multi‑tenant pole sign at 1211 West Henderson Street.
Planning staff explained that the retail center currently has nonconforming signs that predate the existing sign code. The applicant proposed adding an 80‑square‑foot cabinet to the existing sign and requested variances from the sign code’s 10‑foot front setback requirement (staff said the current sign is approximately 4 feet from the right‑of‑way) and the maximum height limit of 30 feet (the sign measures about 34 feet).
“The variances requested in this case are to the location of the sign... that’s a 4‑foot increase in the allowed sign height and a 6‑foot decrease in the minimum front setback,” staff said. The notice of intent indicated the cabinet would serve an ACE hardware tenant anticipated to occupy one of the retail spaces.
The mayor opened the public hearing; the applicant, James Hogg, was present to answer questions. No public opposition was recorded. Blake Jones moved to approve both variances for height and setback; Oliver Cosby seconded. The motion carried 4–1.
Council did not add conditions beyond the variances during the vote. Staff said council has discretion under chapter 156 of the sign code when special circumstances or detriment to surrounding properties are at issue; council approved the requested changes and directed staff to proceed with permitting and code compliance steps.
