Board approves variance for used‑car lot at former Speedway; limits on‑site repairs

The City of Hobart Board of Zoning Appeals on Jan. 6 voted 5‑0 to approve a developmental standards variance allowing a used‑car dealership to operate at 4001 W. 37th Ave., despite the zoning requirement for a 150‑foot separation from residential property.
Candis Coleman, the petitioner/agent for Petition 26‑01, told the board she purchased the former Speedway station at the site, improved the building and asked for the same consideration the prior tenant received. The property is zoned B‑3 and the lot area cited in the petition record is 0.33 acres under Sec. 154.171(B).
The board received multiple public comments in support. "Hobart Discount Motors are good people and are involved with events such as book bag giveaways and turkey drives," said Chrissy Morgan, an employee who gave her address as 722 E. 48th Place. Other supporters—Erin Schultz, Perry Lee, Heather Duhon and Edward Pena—said the business provides reliable transportation and community support.
After public comment, Vice‑Chair Kreg Homoky moved to approve Petition 26‑01 with a stipulation that only minor repairs be permitted on site within the B‑3 designation; Ron Jackson seconded. The motion carried unanimously (Stuart Allen: yes; Chris Kosovich: yes; Ron Jackson: yes; Nick Triana: yes; Kreg Homoky: yes).
The board noted past practice limiting extensive on‑site vehicle repairs near residential areas; the approved stipulation reflects that limitation. Candis Coleman said the business will use an off‑site Gary service for larger repairs. The board recorded the approval as including the Findings of Fact presented at the hearing.
The BZA concluded the hearing on Petition 26‑01 and continued with other business. The meeting adjourned at 6:05 p.m.
