Williston approves short plat to combine eight Northgate lots into four larger single-family parcels

The board approved a short plat application from Trioka Properties LLC to reconfigure Lots 11–14R and Lots 23–26R in Block 2 of the Northgate Subdivision, combining eight existing lots into four larger lots suitable for single-family homes.
Staff Planner Lisa Weidner said developers prefer larger lot footprints to accommodate ranch-style single-family homes; the resulting lots will measure 84 feet wide instead of the existing 42 feet. Commissioner Gjovig moved to approve the short plat and Commissioner Bekkedahl seconded; the motion carried 5–0.
The approval follows precedent on an adjacent property where a similar short plat was completed in 2025 to allow a larger duplex structure.
