Planning Commission forwards rezoning of 2.07-acre Ridge Road parcel to Board with favorable recommendation

The King George County Planning Commission voted on June 9 to forward a rezoning request for roughly 2.07 acres on Ridge Road to the Board of Supervisors with a favorable recommendation. The application, Z2026-000031 (Resolution PC-03-26), requests changing parcel zoning from C2 to A3 to allow construction of a duplex.

The applicant, who said they purchased the parcel to build housing so an aging parent could live nearby, explained the duplex would accommodate family caregivers. The applicant described the lot as contiguous with other residential property they own and said they had measured setbacks and prepared conceptual floor plans.

During public comment, David Deg Grazia, a neighboring resident, said he lives at 14050 Ridge Road and told the commission he has three wells on his property and a former drain field in front of his house. "I have three wells on my property... I just ask that there's a natural or fence put in," Deg Grazia said, requesting a buffer or fence to protect his wells and privacy.

Staff and commissioners confirmed that duplexes are allowed in A3, that adjacent outbuildings and existing structures are typically grandfathered for setbacks, and noted that certain A3 special exceptions (such as a trailer park) require separate approvals and minimum lot area. Commissioners discussed that converting this single C2 lot back to residential would align the parcel with surrounding A3/A2 parcels and likely be less intrusive than potential commercial by-right uses.

After discussion, a motion to forward the rezoning application to the King George County Board of Supervisors with a favorable recommendation was made, seconded and approved. The roll-call vote recorded affirmative votes from Mr. Kendrick, Mr. Calotto, Mr. Jennings, Miss Flattley, Miss Monure and Mr. Nicely; the motion carried.

Next steps: the item will be placed on the Board of Supervisors agenda for final action.
