The Planning & Development Board approved a rezoning and related design and site plan for a proposed six‑story, Class A office building at 2910 Polk Street that includes a multi‑level parking garage. Staff recommended rezoning the site from TC1 to RC1, citing compatibility with adjacent RC1 zoning and the project’s potential to supply high‑quality office space in the Regional Activity Centre.
Planner Omar Javid explained staff’s review found consistency with rezoning criteria and that the design meets master‑plan goals for activation and economic development. The applicant and architect described a contemporary office building with floor‑to‑ceiling glazing, public art and a relocated billboard atop the parking structure. Staff noted about 40 conditions that must be met through permitting and recommended the board proceed with rezoning, variance and design approval with those conditions.
Board members expressed both enthusiasm about attracting Class A office space to the city and caution about the number of outstanding conditions; after discussion the board approved the rezoning 5–1, approved the variance 5–1 and approved the final site plan 4–2. Staff will finalize conditions through permitting and the applicant will need to satisfy those conditions prior to building permits being issued.
The project’s proponents said the development could serve as a visible landmark near the I‑95 corridor and support downtown employment goals; staff noted coordination with FDOT on the adjacent parcel used for drainage.
