The Planning & Development Board voted to approve a seven‑unit townhouse project at 2351 Thomas Street, a nearly 19,000‑square‑foot development in the city’s Regional Activity Centre.
Planner Umar Jabin told the board the design and site plan meet the city’s zoning and land development regulations, provide more than the minimum parking and open space, and are consistent with the citywide master plan. The architect, Ari Sklar of Sklar Architecture, described design choices that prioritize pedestrian access, hidden garage parking, a pool amenity and material variety intended to complement the adjacent park.
Board members asked about outreach, unit type and potential use of flexibility units assigned by the city commission; staff clarified the application predated a later outreach rule change and that the proposal draws on flexibility units for the regional activity center. Commissioners expressed support for the project’s design and potential to catalyze neighborhood improvement. The motion to approve passed by voice vote and was recorded as approved by the board.
The applicant will proceed to permitting under the approved site plan and must meet standard permitting conditions in the staff report.
