The Colonie Planning Board voted June 9 to grant waiver findings that allow existing parking in the front yard and within 10 feet of a side or rear lot line for a proposed two‑lot subdivision at 935 and 945 Louden Road.
Dave Kmer of ABD Engineering said the application would move a lot line to create two self‑contained parcels for each building and that no new construction is proposed at this stage. "We're looking to basically move this line ... to evenly kind of subdivide the two buildings onto their own lots," Kmer said.
Planning staff presented a draft resolution citing Colonie land‑use law (Article 9 design standards, Chapter 1940; and Article 10 general regulations, Chapter 1947) and recommended the waivers be granted as not substantial and conditioned on subsequent site‑plan or subdivision approval. The board moved, seconded and approved the waiver findings without recorded opposition.
Next steps: the waivers will be added as conditions in the project file and applied during completeness and final site‑plan review.
