Commission endorses rezoning, PUD amendment and other planning items; several items to go to county commission

The Marion County Planning & Zoning Commission on April 27 considered multiple land‑use matters beyond the two headline items.
Staff recommended changing a previous denial for a Jerome LLC application from B‑5 to community business B‑2 for a metal shop expansion (case 260402ZC); commissioners agreed and recommended approval. Jared Rivera (Growth Services) said B‑2 would be less intense than B‑5 and compatible with the comprehensive plan.
The commission also reviewed a major PUD amendment request from Marion Gaming Management LLC (Oxford Downs, case 260509ZP) covering approximately 65.51 acres. Requests included formalizing six existing pickleball courts and two modular buildings, modifying buffer/berm requirements around an RV park, and adding community business (B‑2) uses. Staff supported most requests but opposed deferring required buffer plantings; the applicant said common ownership and future development plans motivated a request to defer planting on interior boundaries. Commissioners approved the PUD amendment with conditions and asked staff and the applicant to refine buffer timing and planting specifications prior to the Board of County Commissioners hearing.
Other procedural actions: the commission granted a continuance for several Deltona Corporation items to the May 27 P&Z meeting and approved the consent agenda items as read. Minutes were approved and the commission adjourned; several matters will proceed to the Board of County Commissioners on May 19.
Commissioners generally moved to approve items where staff found proposals consistent with the Marion County comprehensive plan, and attached standard conditions where appropriate.
