Rebecca O'Donnell told the Halifax Board of Appeals on June 8 that she sought approval to build a 30x36 detached garage with an attached 734-square-foot ADU at 173 Oak Street to provide living space for her mother.
O'Donnell described site constraints driven by the location of an existing septic system, explaining why the proposed addition could not be moved further from the lot line. She said she had spoken to adjacent neighbors who were supportive and that the ADU would not be visible from the street because of hedges and trees.
"We're looking to build [a] garage on the back half of the property... the front half attached to the back half of my garage, we want to do an ADU for my mom," O'Donnell said during her presentation. She provided plan drawings showing the proposed setbacks (existing 152 ft; proposed 154–159 ft along the relevant lot line) and explained utilities and driveway access.
The board moved in two separate motions: first to approve the special permit for the detached garage, and second to approve the ADU. Both motions were seconded and the board voted in favor. The permits include typical restrictions for nonconforming additions and any building-permit conditions.
Next steps: Applicant to obtain building permits and comply with any conditions included in the special permits; inspections will follow the normal permitting process.
