Developer scales townhouse plan near trail to six units; student-built house near market-ready

Ken presented a map and update on a lot off County Road B (South) near the trail and Jennifer Court where a developer initially proposed eight attached townhomes but, after working with a civil engineer and watershed requirements for on-site stormwater ponding, reduced the plan to two three-unit buildings (six units).
Ken said the developer has been responsive to feedback about setbacks and stormwater, and he expected the developer to submit a development site-plan application in the near term. He described the site access as one shared driveway and units that back close to the south property line.
Separately, staff reported the student-built twin home project at 7th and 3rd is nearly finished; remaining work includes driveway and sidewalk completion, grading, planting trees and other landscaping. Staff expect to list the properties around Aug. 1 and sell the two units separately once finished. Ken invited anyone with a vacant or underused lot to contact the city about future student-build opportunities.
No formal votes were taken; the board’s discussion focused on next steps for site-plan submission and continuing to identify properties for the student-build program.
