A consultant for the applicant described a proposal on June 8 to split a single parcel on Rston Street and to obtain a major deviation (LDC26-000080942) to reduce the MF14 rear-yard setback from 20 feet to 10 feet as a condition of parcel map P260030.
"What we're trying to do right now is get the 20 foot rear set back for the MF14 ... switch that over to 10 feet," Justin Gzlin said, explaining that splitting the parcel will produce two lots while retaining backyard sizes near the MF14 requirement. Gzlin identified himself as the applicant's consultant and a professional land surveyor and spelled his name for the record. (Justin Gzlin)
Gzlin said the intention is to split the parcel and likely sell the resulting lots; he said no new development is planned and the existing houses will remain. Board members asked why the variance is requested before a firm plan and one member described the request as "jumping the gun." Gzlin responded that the parcel map application (P260030) requires the variance for approval and that utilities, easements and access would be addressed as conditions.

The board heard questions and comments and did not record a formal vote on the deviation at the meeting; staff noted the applicant had appeared and the item was closed for the board's review. The parcel map number and the deviation file were noted in the discussion for administrative follow-up.
