Village attorney outlines industrial-area overlay concept; board flags flooding and traffic concerns

"So there's maker spaces, fabrication labs, kitchen incubators, coworking spaces, business incubators, innovation offices ... accessory uses such as tasting rooms, public art, outdoor dining areas," the attorney said, noting a general height cap of 45 feet above base flood elevation and options for special use permits depending on use.
Trustees praised the idea's potential for economic development and bringing activity to an otherwise quiet night-time industrial area, but repeatedly stressed flood risk, shared-parking strategies, traffic impacts, and the need to avoid displacing existing industry. The attorney said zoning would likely discourage residential uses except for limited live-work studios and proposed a stormwater fee for projects moving forward in the overlay to fund infrastructure improvements in the industrial area.
Staff will circulate a revised draft and examples from nearby communities to inform further debate before any public hearing.
