Applicant for Seven Brew stand outlines sidewalk, landscaping and sign changes for Eastridge Road site

Brew Team New York LLC told the Irondequoit Planning Board on Tuesday that it has revised site plans for a proposed 510-square-foot modular Seven Brew coffee stand at 850 Eastridge Road to address comments from staff and county reviewers.
Doug Beechel, director of entitlements for Brew Team New York LLC, told the board the updated drawings remove a proposed pylon sign, add a sidewalk along the east side with a crosswalk to picnic seating, and include a more detailed landscape plan (sheet C5.1). He said a revised photometric (lighting) plan was not available at the workshop but will be submitted; the pending change would move one parking-lot pole light closer to the dumpster to reduce illuminance at the property line.
"We put a sidewalk from the road right of way ... with a crosswalk into the front of the cooler area and next to the building," Beechel said, noting his team prefers the sidewalk location where pedestrians are more focused. He also confirmed the pylon sign has been removed from the plan set.
The board asked whether Monroe County’s entrance and exit requirements were met; the applicant said the driveway will use existing dimensions and that county approvals are in hand for the entrance configuration. Beechel added that the modular building is already approved at the state level and that, after permits, the team could mobilize within one to two weeks and complete construction in roughly 60 days. "We can probably speed that up a little bit ... we'd open by the time school starts in the fall," he said.
Board members pressed for stronger landscaping on the southwest portion of the property and a concrete texture where the sidewalk crosses pavement. "There's only two clumps of trees right now," a member commented; Beechel agreed to beef up plantings and to update notes on the plans. Board member John also asked that a proposed six‑foot fence be located as high on the slope as practical to accommodate snow storage; Beechel said the proposed fence is industrial grade with steel posts and concrete footings.
The board indicated the revisions and outstanding items (photometric plan, landscaping detail, fence placement) should be resolved before final sign-off. No formal vote was recorded at the workshop; staff and the applicant will follow up at the next meeting with the revised plans and details.
