Planning staff gives updates on multiple development projects and zoning-code timeline

At the June 8 Canal Winchester Planning and Zoning Commission meeting staff provided a series of project updates and a timeline for the city’s zoning-code rewrite.
Mr. Moore told commissioners that several industrial projects recently approved by the commission are preparing for pre-construction meetings and imminent groundbreakings; a strip-retail project (fronting Meyer) is back online, and the Lockpoint Village multifamily project off Hill Road is nearing site work. He said Greenate Boulevard is open and that Kroger’s new store is still on track to open in November. "They're right on schedule to be open the second week of November," Mr. Moore said.
On other retail work, Walmart is preparing to stage its renovation and will phase interior remodel and an addition; staff said the retailer has permits and is coordinating traffic rerouting and site staging. Five Below’s project is progressing through engineering review, and several developers have pre-construction meetings planned in the next few weeks.
Mr. Moore also updated the commission on the zoning-code update: consultants received the city’s draft edits for modules two and three and are working through module one (the more intensive zoning districts section). He said he hopes to return a revised draft to the commission in August and ideally have a new code in place by January of next year, though he described that timeline as optimistic.
Commissioners asked procedural questions about fire-department review pauses and neighborhood impacts; Mr. Moore said the fire department had paused review on a specific project pending funding evaluation. No formal actions were taken on these items at the meeting.
