The Waxhaw Board of Commissioners on June 25 voted to approve rezoning petition RZ015341-2024 to change the property at 1020 Old Providence Road from R-3 to NC (Neighborhood Center).
Blair Israel, the town’s senior planner, presented the petition and mapped the parcel’s context near Waxhaw Elementary and adjacent residential lots. Israel described dimensional standards for NC zoning and a required 10-foot planted buffer where NC abuts residential zoning. He also described pedestrian improvements from the town’s adopted 2023 pedestrian plan that would be associated with development on the parcel, including shared-use paths and sidewalks.
Israel said planning staff found the petition consistent with the town’s 2040 future land use map and that the planning board unanimously recommended a favorable finding at its May 21 meeting. "Staff recommends approval of petition RZ015341-2024 and the reasonableness and consistency statement as presented," Israel said.
A motion to approve the petition was made and the board voted to grant the zoning change; the transcript records the vote and the mayor’s announcement that "the zoning is now granted." The transcript does not include a recorded roll-call vote by name in the public record provided.
What happens next: the NC zoning designation would allow a mix of commercial and residential footprints on the parcel, subject to the town’s buffering and engineering standards; any future site plans will be reviewed through the town’s usual development-review process.
