Commission adopts amendments to Live Oak (Tract 881) tentative map, adding Acorn Lane and reconfiguring lots

The Hanford Planning Commission voted June 9 to adopt amendments to the vesting tentative tract map for Tract 881 (Live Oak master-planned community), chiefly to add Acorn Lane off Hume Avenue, reconfigure lots along Amber Harvest Drive, and accommodate a cul-de-sac on Sparrow Drive in Unit 3.
Staff said the Live Oak master plan was originally approved in 2009 and that earlier environmental review (a certified EIR and statement of overriding considerations) covered the broader project; staff recommended the commission find that a subsequent EIR was not warranted for these amendments. Staff walked commissioners through the map changes, noting that Unit 3 covers about 26.7 acres and that Unit 3 contains 128 lots under the amended plan.
Seth Barton, representing San Joaquin Homes, spoke in favor and said the changes — including a cul-de-sac — were intended to improve neighborhood character and reduce the number of four-way stops. Staff explained the cul-de-sac meets fire-turnaround radius standards and that the amendment does not reduce emergency access. After brief public input from the applicant's representative, the commission moved, seconded and adopted Resolution 2026-10 approving the amendment.
The commission closed the public hearing and noted the amendment will proceed through the standard recording and implementation process.
