The Hanford City Planning Commission on June 9 voted to approve Tentative Parcel Map #0015-25, a subdivision of two parcels totaling roughly 75.02 acres into three parcels to support the Silicon Valley Ranch development.
City staff summarized the parcel sizes (Parcel 1: ~32.00 acres; Parcel 2: ~25.24 acres; Parcel 3: ~17.79 acres) and said the proposal is consistent with prior approvals for Tract 943. Staff noted that the property is part of the broader Silicon Valley Ranch entitlement and that annexation to city limits and county review are part of the overall entitlement process.
Commissioners asked how the three-phase buildout would be sequenced and whether infrastructure improvements along 12th Avenue and Armona Road were underway; staff and the developer’s civil engineer, Alex DeWiggens of QK, said phasing is driven by the developer and that the parcel map includes an irrevocable offer of dedication for streets so the city is protected if phasing changes. Staff said remaining public-improvement requirements (sidewalks, frontage) will be addressed as part of the approved tentative tract and through building permits.
Alex DeWiggens, civil engineer for the developer, told the commission the parcel map’s configuration ties to the phasing and that the park is located in Parcel 1 for taxation purposes. There were no public opponents and no substantive conditions added by the commission; the commission moved, seconded and adopted Resolution 2026-09 approving the tentative parcel map.
Next steps include council review for annexation and the building-permit process for residences within the tract.
