Planning commission approves certificate recognizing 996 Martinez Lane as legal lot; moves two Boland Lane items and clears consent agenda

The Santa Fe Planning Commission unanimously approved a certificate of compliance on May 21 to recognize 996 Martinez Lane (approx. 0.317 acres, R5 residential) as a legal lot of record for city land‑use purposes. Senior planner George Terry summarized a supplemental record that included a 1966 recorded survey and a 1966–1967 deed sequence; staff recommended approval with conditions to limit the action to lot recognition and preserve future chapter‑14 and historic‑district review for any structural or development work.

Applicant counsel Victoria Dalton said assembling the historic records required “an unusually deep investigation” and that the applicants support the staff conditions; neighbors who addressed the commission said they welcome property repairs. The conditions require submittal of a final legal description and instrument review, and make clear the certificate does not approve existing or future structures — sheds, portals and casitas remain subject to separate code review and permitting.

Earlier in the meeting the commission approved consent‑agenda items including a time extension for the Monte Seno cluster housing development plan (case 2026‑12244) and findings and conclusions on several earlier cases. The body also voted to move two Boland Lane items (case 2025‑1164 and case 2024‑9461) to a June 18 hearing, citing timing and public‑notice considerations.

Staff also reported that the governing body will hear an appeal of the Marriott Hotel approval on June 25 and noted a planned transition in the city attorney’s office staffing. The meeting concluded with procedural matters and adjournment.
