The Joplin Building Board of Appeals on April 25 ordered demolition of a fire‑damaged, gutted house at 1809 East 32nd Street after city inspectors presented photographic evidence and a title report indicating the property posed an imminent public‑safety risk.
Jeff Hadley, a City of Joplin building inspector, testified that photos taken September 30, 2024 and again in December 2024 and April 2025 show an interior that was largely gutted after a fire, unsecured doors, debris and overgrown vegetation that make the structure an attractive nuisance and a safety hazard. Staff showed a legal notice and certified mail receipts and reported that title work lists County 2023 LLC as the recorded owner.
Hadley cited multiple dangerous‑building code criteria, including fire damage and structural instability, inadequate maintenance and the lack of a connected meter/service. Based on the condition and the likelihood that repairs would not bring the property into compliance, staff recommended demolition.
The board voted to declare item 3113 a dangerous building under Chapter 26 (articles 9 and 10) and ordered demolition, with the motion carried by voice vote.
Next steps: staff requested the record remain open for published legal notice and minutes; the city will follow the demolition ordering process and pursue a lien if the city completes the work and the owner does not reimburse costs.
