Chadron building permits total $5.3 million in 2025, down $2.6 million from prior year

Janet Johnson, Chadron’s zoning and building official, told the City Council on Jan. 5 that the department issued 38 permits in 2025 with a total valuation of about $5.3 million.
Johnson said the 2025 permits included five new dwellings — three stick-built homes and two manufactured homes — and four commercial permits valued at a little more than $3 million. Residential valuations (including additions, carports and garages) were just over $2 million. She noted there were no multifamily permits in 2025.
Johnson compared 2025 to the previous year, when permit valuation was nearly $8 million, making 2025 about $2.6 million lower in total valuation. She characterized the year as “pretty good” in permit counts and overall valuation despite the drop in total value compared with the prior year when larger commercial projects drove the higher sum.
Councilmembers asked whether last year’s higher total was driven by commercial work; Johnson confirmed that last year included 14 commercial permits and cited the Swans building permit as a large contributor to the higher valuation.
The report was provided for council review; no separate action beyond acceptance of the report was recorded.
