Plan Commission recommends Village Board approve Sendex lot consolidation and quit claim deed

The Whitefish Bay Plan Commission voted to recommend that the Village Board approve a certified survey map combining eight existing lots and an adjacent public way at Lake and Silver Spring Drives into two lots and one outlot, and to execute a quit claim deed as shown in the meeting packet.
Staff said the request was submitted after previous Planned Development approvals and noted the packet referenced a Wisconsin statute (citation read into the record as “6230 235”). Anna said third-party reviewer Grafe (David) found two technical discrepancies in an earlier submission; the applicant’s consultant (RA Smith on behalf of Sendex) made the revisions and Grafe confirmed the CSM in the packet is technically sound. The commission discussed how the village would convey certain parcels to Sendex via quit claim deed and receive an outlot back from the developer that would be improved under a developer agreement (signage, bricks and vegetation) constructed to village specifications but owned by the village.
Commissioners asked whether recent acquisitions of adjacent parcels by Sendex would prompt further consolidation. Staff said additional consolidation is possible but constrained because one parcel is outside the tax-increment district and would require a separate and longer amendment process. After discussion, the commission moved, seconded and carried a recommendation that the Village Board approve the CSM, partial vacations and quit claim deed.
Next steps include forwarding the commission’s recommendation to the Village Board and recording the consolidated CSM and deeds with the county register of deeds if the board approves the package.
