The Quincy Zoning Board voted June 9 to permit the owner of Unit 6 at 135 Summer Street to finish the previously unfinished basement, including a half bathroom, a play area and storage.
Owner Eric Sha told the board the townhouse is one of eight in a complex managed by Maple Green Trust and said he had verbal and written approvals from the homeowners association. "Basement space will be mainly used as a play area for my two young children," Eric Sha said, describing plans that include a gym, storage and a half bathroom.
Board members asked how occupants would access the basement and whether the egress window provided adequate means of escape; Mr. Sha confirmed access is via an interior stair off the main living room and that an egress window exists at the side of the building. The board also discussed how many parking spaces are deeded to the unit; Mr. Sha reported one assigned garage space and additional assigned parking in the complex.
The board noted a Department of Public Works letter stating the agency had reviewed the project and had no comments. After no further questions, members moved, seconded and voted to allow the petition to finish the basement as presented. The transcript does not include a numerical vote tally.
