Whitefish Bay board hires ERS to study potential new TID for redevelopment

The Whitefish Bay Village Board on March 3 approved an agreement with ERS & Associates to begin work on a potential new tax incremental district (TID), likely to be called TID 3, to support redevelopment around the Fox Bay Theater and Syndex properties.
Staff said expected public investment for the proposed redevelopment would exceed the capacity of the village's existing TID and that engaging ERS would start the mapping, financial analysis and the statutory public-notice process required under state law. "We would like to explore the possibility of creating a new TID'likely to be named TID 3'in order to do that and make sure that we're following all of the required State Statute processes," the village manager said.
Staff said property owners that would be included in any proposed TID would be mailed notice in the second week of March, and that the joint review board would conduct its first review in early April; village-board review would follow. Trustees asked staff to share the proposed timetable and to consider whether ERS could identify other potential areas of the village for redevelopment while doing the work.
The board moved, seconded and approved the agreement with ERS & Associates to begin the TID study and preliminary work.
The agreement authorizes staff to work with ERS on maps and analyses that will be presented to the joint review board and the village board as the statutory process advances.
