The Hamden Planning Board on June 10 voted to formally approve the Ayers Corner final subdivision amendment and the associated major site plan for a 24-unit multifamily development on Kennebec Road (Map/Lot 39-0-023-01).
Planning staff told the board the re-approval was a procedural clarification recommended by the town’s legal team because the previous meeting’s verbal approvals had not explicitly included both the subdivision and the major site plan. A board member read a motion that, "Based on the findings, the Hamden planning board votes to approve the final subdivision amendment plan and major site plan for the construction of a multifamily development off Kennebec Road," which included the requested Article 2.3.1 waiver and a condition that a legal access easement be signed prior to certificate of occupancy.
The motion was seconded and the board voted to approve the plan. Planning staff noted the approval includes the standard conditions listed in the draft motion; the record shows the board adopted the motion and closed the item. The board did not specify additional mitigation measures beyond the condition requiring the legal access easement.
The approved plan covers one parcel in the town’s Residential B zone and will proceed per the conditions recorded in the board’s motion. The board moved on to its scheduled public hearing after completing this item.
