The Development Review Board on June 16 approved a two‑story medical and office building proposed for 5701 Southwest 77th Terrace, concluding that the revised plans meet the city’s dimensional and impervious‑surface limits but require mitigation for a shortfall in on‑site parking.
Lourdes Cabrera, planning staff, told the board the property is zoned RO and that staff’s review found the revised floor area ratio and impervious calculations now comply with section 20‑3.5g of the code. Cabrera said the Development Review Committee originally required 17 parking spaces; the applicant’s revised plans provide 14 (13 regular and one handicap), leaving a shortage of three spaces. “Applicants shall pay into the parking fund for the shortage of 3 parking spaces,” Cabrera said, summarizing the staff recommendation.
Architect Ed Rodriguez presented renderings and explained the materials and site organization, including concealed trash and mechanical screening and two means of egress. “We have a building that nicely picks up a little bit of commercial while a little bit of residential,” Rodriguez said, describing design choices intended to buffer the structure from nearby single‑family houses.
Board members praised the scale and palette. Rebecca Cruz said, “I love the dimensions of the building. It looks really beautiful,” while other members offered technical comments on survey accuracy, utility coordination and visibility triangles for 57th Avenue.
The board approved the application with the staff and board member comments. Conditions recorded in staff’s report require payment into the city parking fund at the business tax/license approval stage, submittal of a tree removal permit and an erosion control plan with building‑permit applications, and revision of landscape plans to incorporate DRC comments.
Motion and vote: A motion to approve with staff comments was made and seconded; the board recorded four affirmative votes and the application passed. The applicant thanked the board and the project team left the meeting with approval to proceed to permitting under the listed conditions.
