Board grants wetlands permit for 960 Ocean Boulevard; neighbor raises erosion concern

The Hampton Planning Board on June 3 granted a wetlands permit modification for 960 Ocean Boulevard covering replacement of porches, access stairs, and a proposed protective wall and grading to defend against storm surge.
Mark West of West Environmental reviewed revised plans that reduce impervious surface and update landscaping. He said some proposed pervious materials were changed after Conservation Commission review and that TF Moran is preparing a separate application for a seawall.
During public comment, nearby resident Bob Gagalis asked whether an erosion study had been completed to assess how a new wall would affect his existing wall. West responded that engineers are preparing both state and town applications and that the town application will return to the Planning Board and Conservation Commission for public hearings and review. The board voted to grant the wetlands permit with the Conservation Commission’s stipulations dated May 27, 2026 and requested updated plans be submitted to the Planning Office.
The permit approval allows the applicant to proceed with the modified structure work subject to the Conservation Commission stipulations and the requirement that updated plans be filed with the Planning Office.
