The Zoning Board modified a previously drafted resolution for a Grand Street property after an on‑site inspection found the rear yard could not physically accommodate all recommended mechanical equipment without triggering new variances. Building inspector Scott Ransom told the Board that two decks and the rear‑yard setback prevented locating both condensers and the propane tanks in the rear; moving the condensers to the side would violate state ignition‑source separation rules relative to propane tanks.
Ransom recommended relocating the two propane tanks to the rear of the property (on the north side) and placing condensers along a single side line where they would maintain the required 7.5‑foot setback and meet code clearances. Counsel prepared redline edits to the prior resolution and the Board adopted the revised language, which rescinds the impracticable instruction to place all equipment in the rear and instead specifies the permitted configuration that meets state separation rules and the Board's intent.
The Board concluded the previous resolution had not been filed and that a technical correction was appropriate to avoid nonconforming conditions.
