Dunkin' owner seeks sign variance, Board asks for updated survey and prior resolutions

Daniel Charavelli, owner and operator of the Dunkin' at 427 East Boston Post Road, urged the Village of Mamaroneck Zoning Board to allow a freestanding sign on an existing pole that he said is obscured by mature trees and hard for motorists to see. Charavelli said the proposed sign (approximately 5 feet by 30 inches with 12‑inch lettering and internal illumination under business hours) is necessary for safety and visibility; he said nearby stores on the same block perform better because their signs are visible from the street.

Charavelli told the Board the site has an unusual setback geometry and that the sign post is approximately 0.8 feet from the adjacent property line, creating the need for a side‑yard variance. Board members reviewed submitted materials and flagged inconsistent or older survey dates; staff noted a 2009 survey appears in the packet and a more recent survey dated 03/13/2026 also was provided. The Board asked for an updated or certified survey (or a signed surveyor letter confirming no material changes) and any prior ZBA or planning‑board resolutions related to the property so the Board could verify whether the sign is a preexisting, conforming or nonconforming condition.

The Board offered a timeline: if the applicant can provide the certified survey and any prior resolutions by about July 15 the application could be scheduled for the July meeting; Board members discussed holding the hearing open subject to receipt of those materials. The hearing was continued and the Board directed staff to research prior resolutions in the property file.
