Newton County commissioners voted unanimously on May 5 to approve REZ26-0000002, rezoning one acre of an 11‑acre parcel at 498 Rocky Plains Road (Tax ID 00495D) from Agricultural to Agricultural‑Residential (AR) to permit a family conveyance and construction of a single‑family dwelling.
Planning staff explained the property’s history: a driveway permit and a building permit were previously issued for the site, the future land‑use map was amended earlier this year to Rural Residential for the affected acres, and the Planning Commission recommended approval with no public opposition. Staff said the proposed rezoning is consistent with nearby uses, the comprehensive plan and identified conditions, including submission of a minor plat subdividing the parcel and required reviews by Development Services, Public Works, Fire Services, the water authority, Georgia Soil and Water Conservation Commission and GDOT as applicable.
Property owner Clint Harris spoke in favor, describing the rezoning as a family conveyance to allow him to care for aging parents. No opposing testimony was recorded during the public hearing. The motion to approve included staff recommendations and the enumerated conditions; the board’s vote was unanimous.
Next steps: the owner must submit the minor plat and obtain the listed permits and agency approvals before final development proceeds.
