Planning commission approves motor vehicle dealer use for Adams Motors at 295 E. Main Street

The Price City Planning and Zoning Commission approved a motor vehicle dealer land-use permit June 8 for 295 East Main Street, clearing the way for Gus and Amber Adams to operate a small dealership at the site.
Applicant Gus Adams told the commission the business will primarily be an office and display site for used vehicles, with no on-site maintenance planned; Adams said he plans to add a bay door to store side-by-sides indoors. “We’re just opening up a dealership... just doing that’s it,” Adams said.
Staff read a set of conditions for the approval that include hard-surfaced outdoor display and vehicle sales areas, required resurfacing within 12 months, repair of any missing or damaged public infrastructure on the site frontages, a secure dumpster enclosure with adequate service frequency, a minimum of four off-street parking spaces (including required ADA spaces), and a Price River Water Improvement District wastewater survey to be submitted to Price City (which may trigger requirements such as a grease trap or sampling manhole). The staff reading also noted that vehicles displayed inside the structure must not contain more than 25% or 5 gallons of gasoline (whichever is less) and that all batteries must be disconnected for displayed vehicles.
The agreement requires completion of a building safety inspection by the building inspector and Price City fire chief before operation, adherence to sign-review procedures for new signage, and obtaining a Price City business license prior to opening. Staff also restricted inoperable motor-vehicle storage, impound activity and any new structures or traffic pattern changes without further approval.
Commissioners questioned operating hours, employee counts and test-drive procedures; Adams said the site would have two employees and operate approximately 9 a.m.–6 p.m. Monday through Friday. Commissioners and staff confirmed that business-license and building-permit steps, as well as the wastewater survey, must be completed before the site may operate.
Commissioner Wood moved to approve the application and Commissioner Viejo seconded; the motion carried by voice vote and staff advised the applicants on next steps for permits, inspections and licensing.
The approval is conditioned on completing the listed site improvements, inspections and the Price River Water Improvement District survey and on obtaining a Price City business license prior to operation.
