The Price City Planning and Zoning Commission voted March 9 to approve an auto repair, service and parts land use for Check’s Auto Repair at 771 E Main Street in the Commercial 1 zoning district.
Commission discussion outlined proposed services — including oil changes, tire rotations, alignments and general repairs — and noted a tentative opening date of April 1, 2026. The applicant indicated plans for three full‑time employees and three to four part‑time employees and said college students would have opportunities to work and learn at the site.
Conditions attached to the approval require all yard areas (non‑customer areas) to be fenced with a minimum six‑foot sight‑obscuring fence and that outdoor yard and storage areas be hard surfaced. The commission required LED exterior lighting for ingress and egress areas, a secured dumpster enclosure, and a minimum of 11 off‑street parking spaces, including required ADA spaces. The commission also required that stormwater be controlled and retained or released to a conveyance that accommodates a 100‑year, 1‑hour storm event and that damaged or missing public infrastructure along the Main Street frontage be repaired or replaced if needed.
A Price River Water Improvement District (PRWID) wastewater survey must be completed and submitted to PRWID with a copy to Price City; any wastewater system protection requirements (for example, grease traps or sampling manholes) identified by PRWID are to be complied with before operation. The commission also required that the applicant obtain a Price City business license prior to operation.
"The applicant acknowledged that he is aware of the conditions of approval, understands the conditions of approval and intends to comply with the conditions of approval," the minutes state; the applicant is recorded as Todd Richardson.
Commissioner Judy Beacco moved to approve the land use; Commissioner David Black seconded and the motion carried, per the minutes. The approval includes restrictions prohibiting unscreened work‑in‑progress vehicles and hazardous material disposal on site and prohibits new access patterns beyond existing drive approaches.
