To preserve the maple, Perkins proposed siting the single‑story garage at about a 45‑degree angle between the road and house; the garage would sit on a slab roughly 5 feet below road level with a low‑pitch roof not to exceed 10 feet above the slab.
Zoning Administrator Chris Flinn told the board the applicant is requesting a 5‑foot dimensional waiver for a pre‑existing, nonconforming small lot in the Rural Agricultural Residential zoning district and reported there had been no comments from abutting neighbors. In response to a question from board member Justin Willis, Perkins said the proposal would have no impact on septic or water systems. Newbeck solicited public input and none was offered.
The board voted to close the hearing on the waiver request; Zoning Administrator Flinn said the DRB will provide a written decision within 45 days. The board also approved minutes from its March 25, 2026 meeting with corrections to spellings and acronym expansions.
