HINCKLEY, Utah — The Hinckley Planning and Zoning Commission on Wednesday approved two applications for single‑family homes in the Hinckley Meadows subdivision, imposing identical conditions that town maintenance perform on‑site reviews of utilities and property access before building permits proceed.
Commission Member Crista Kaman moved to approve the site plan for Lot 8 (Parcel H‑HM‑8, 841 W. 75 S.), contingent on a physical inspection by Hinckley Town Maintenance; Commission Member Margene Stevens seconded the motion and the Commission approved it. Later in the meeting Commission Member Joy Partridge moved to approve the Lot 9 site plan (Parcel H‑HM‑9, 821 W. 75 S.), conditioned on Hinckley Town Maintenance reviewing utility placement; Commission Member Crista Kaman seconded and the motion carried.
The approvals followed presentations from Ryan Andersen, who represented Souvall Investments and described the proposed single‑family homes. Commissioners focused on standard checklist items: utility connections, setback and right‑of‑way requirements, and confirmation that public infrastructure will accommodate the new lots. Separately, applicant Ryan Johnson presented a preliminary plan to adjust boundary lines for parcels H‑2098, H‑2097, H‑2098‑1 and H‑2091‑1 to widen small parcels to roughly 90 feet to improve usability.
