Countywide community land trust discussed as tool to expand Fishers housing affordability

"One of the first targets... were the school teachers, the police department, the fire department," Sutton said, describing a focus on public employees who may be priced out of living in Fishers. Sutton also explained the mechanism: if the trust contributes 10% toward the home's purchase, the homeowner retains the remaining 90% of equity on sale; if the trust contributes 25%, the homeowner retains 75% of the equity tied to their investment.
Sutton said that when planners analyzed eligible housing types across Hamilton County, Fishers had more houses in the target affordability range than neighboring cities, making the area a potential early beneficiary.
Next steps: Sutton is serving on the land trust planning committee and will continue to report updates to the advisory committee as the county effort advances.
