Commission backs Brookstone Estates Division 15 preliminary plat; staff to use Fort Hall irrigation water

The Chubbuck Land Use and Development Commission on June 9 voted unanimously to recommend City Council approval of the Brookstone Estates Division 15 preliminary plat, subject to staff conditions addressing irrigation and final‑plat submittal.

Brandon D of Kudson Engineering described Division 15 as a continuation of the Brookstone master plan with similar lot configuration and an easement crossing two north lots for storm conveyance. "It's all gravity flow through those pipes down to that pond that's right by Lamar current," Brandon D said, describing stormwater conveyance to the master plan retention pond.

Sean Harris, Development Services Manager, said staff finds the plat meets code with the following conditions: final plat and supporting documents must be submitted in accordance with Title 17 of the Chubbuck municipal code, and a secondary pressurized irrigation system must be designed and constructed utilizing Fort Hall irrigation project water.

Commissioners asked technical questions about the hatched storm easement and irrigation supply; the applicant confirmed the pipe route and staff said the pump serving the master plan is sized to carry the water. After discussion a commissioner moved, seconded and the commission approved the recommendation by roll call; commissioners voted yes during the roll call recorded in the meeting.

The commission's recommendation will be forwarded to City Council; staff conditions specify the irrigation design requirement and depend on City Council approval before final plat recording.
