Commission approves first reading to allow RV sales and service in Marine District; environmental permitting questions raised

On a unanimous voice vote the Dania Beach Commission approved the first reading of a site‑specific text amendment (Item 11.1) to allow outdoor sales, service, storage and washing of new and used recreational vehicles (and parts sales) in the city’s Marine zoning district, subject to conditions including hours (8 a.m.–8 p.m.), limits on servicing or washing within 100 feet of residentially zoned parcels, and shielded lighting.

Viviana Batista Flanigan, the city’s zoning manager, said the amendment creates a new permitted‑use category within the single Marine district and attaches conditions intended to reduce community impacts. The applicant’s counsel, Heidi Davis of the law firm Gunster, described a Blue Compass RV facility proposed at 1001 Old Griffin Road (the former park‑and‑ride site) and said onsite service water would be contained, filtered and permitted according to industrial wastewater rules.

A resident speaker asked whether Broward County environmental approvals exist for washwater/discharge management; the deputy city manager clarified that the parcel is not directly on the water and that environmental agency reviews and permits will be required during the project‑level permitting process before any work could proceed.

Because the action was a first reading, the zoning text will return for a second reading as required by ordinance procedure. Project‑level permitting and environmental review remains a separate step for any applicant that pursues site work or service operations.
