The Madison Planning Commission on June 9 voted to recommend approval of a plat that combines two parcels in Lot A and Lot One, Block Six of Daley's Addition in the City of Madison and adds 10 feet to the south side of one lot, city planning staff said.
City planning staff described the change as combining the west 165 feet of Lot One with the north 75 feet (except the west 165 feet) of Lot One into a single lot, then shifting 10 feet from the adjacent lot to the south onto the new lot, creating two conforming lots under local zoning and subdivision rules. "This plat is fairly straightforward... they're combining those two parcels together into one lot and they're also adding 10 ft on the south side of the lot," the staff member said.
The staff presentation noted the property extends across a creek or associated flood plain at the rear of the parcel and that the map label may show the flood plain rather than the channel itself. The planner said an existing residence currently sits on the lot and that there is roughly 350 feet from the front lot line to the back creek. The parcel is zoned R90, and staff said there would still be buildable area on the lot even where portions are encumbered by the 100-year flood plain; staff also said there would be room for an accessory structure such as a garage.
A commissioner raised a question about whether the creek runs through the parcel and whether the submitted packet included all pages; staff confirmed the creek/flood-plain area and that page three of the packet is the signature sheet. After brief discussion and no public comment, a commissioner moved to recommend the plat to the City Commission; another commissioner seconded the motion. The commission voted in favor and the motion carried. The motion language and the names of the mover and seconder were not specified in the meeting transcript.
The commission had previously approved minutes and Board of Adjustment proceedings from its May 12 meeting earlier in the session. With no public input, the commission adjourned at about 9:06 a.m. The City Commission will consider the plat for final approval in a future meeting.
