Alamosa County commissioners approved Special Use Permit 26-2 on May 27, allowing residential use on a commercially zoned parcel at 12536 U.S. Highway 160, subject to revised conditions.
Land Use Director Richard Hubler presented the application and site plan, describing proposed mixed uses including equipment rental, small-scale farming, a potential weekend farm stand and a delivery/mail-order supplement business. Hubler told the Board the lot is under an acre, abuts an historic mobile-home park and that some proposed outdoor uses may require augmentation; applicants are working with CDOT on access-permit issues and will replat adjoining property as needed.
Commissioner Lori Laske asked whether the zero-tax verification could be added as a condition. County Attorney Jason Kelly said requiring a certificate of taxes due would change the timing of the condition to prior to permit issuance; that language was added as a revised condition. The Planning Commission had previously reviewed the case (May 13) and recommended approval with a modified Condition Four.
Theresa Grosso said they are awaiting a traffic-engineer determination on traffic flow to proceed with the CDOT access permit. Jason Kelly read the hearing exhibits into the record, and the Board approved the permit by motion (Laske/Van Ry); the motion passed unanimously.
Next steps: applicants must secure any required augmentations, obtain CDOT access permits once traffic determinations are complete and satisfy the revised permit conditions prior to issuance.
