The Planning & Zoning Commission on June 11 approved a site-plan modification and floodplain development application for a stone-processing business at 67 Delmar Drive (Z-26-39) that includes a lean-to-style 25-foot addition, outdoor storage bins and remediation of previously filled material in the floodplain.
James DeMeo, the project’s professional engineer, said the proposed work will remove fill that earlier encroached into wetlands and floodplain and will provide compensatory storage to achieve no net increase in floodplain volume. “We are pulling out the material... We are pulling out extra material anyway... we're removing like an extra like 80 cubic yards just for construction tolerances too,” DeMeo said. He added that wetlands approval had been obtained and that DEEP’s land-and-water resources staff sent an email indicating the restoration looked appropriate.
Commissioners noted the proposal restores previous, unpermitted changes and uses previously approved parking. After brief deliberation the commission voted to approve the site-plan modification and floodplain application unanimously.
Next steps: the applicant will complete any remaining regulatory steps and proceed to building/permit review.
