Commission approves Federal Road car wash after addressing emergency access and water recycling

Brookfield’s Planning & Zoning Commission on June 11 voted to approve a special permit and site-plan application for a proposed car wash on Federal Road after the applicant addressed notice and emergency access concerns raised at an earlier hearing.
Attorney Josh Pedrera and engineer Paul Semansky represented the applicant. Pedrera said abutter-notice deficiencies identified at the prior hearing have been corrected and that the fire marshal’s comments on emergency access were incorporated into revised plans. “Once I showed the emergency access, it's all now. It's perfectly fine,” Semansky said.
Semansky described on-site stormwater management and a water-recycling process inside the car wash: “We actually recycle water. We have a three-step oil grit separators ... That water is then recycled back into the car wash to decrease the usage of the water,” he said. Commissioners noted the system reduces municipal water demand and that the wastewater is relatively easy for the sewer authority to process.
The commission closed the public hearing, held deliberations and approved the special permit and design application for Z-26-27. Commissioners said the project updates and improves the existing use of the property and that final construction will proceed after DOT encroachment review and any remaining local permits.
Next steps: applicant will obtain the DOT encroachment permit, secure local permits and proceed to site work and construction as permitted.
