FEMA accepts Flat Creek map revisions; owners given 90‑day dispute window

The board reported that Meridian Engineering submitted a final response to FEMA on July 10 regarding data that reduces the Flat Creek 100‑year floodplain boundary. After the meeting, Meridian confirmed that FEMA accepted the revisions and a public notice will run in the JH News & Guide on Aug. 14.
Under the process described to owners, property owners will have 90 days to dispute the revisions once published, and the county will have six months to adopt the revisions. Federal registration of the map changes is estimated between May and June 2025. The board said the expectation is that properties within the current floodplain boundary could see flood insurance become optional if the revisions are adopted and registered at the federal level.
