Summary
Herriman approved Ordinance 2026-13 to rezone about 5 acres at 7232 West Gina Road from A143 to A110. Staff and the planning commission found the request consistent with the general plan; the property retains a transferable nonconforming trucking use until development and subdivision review.

Herriman City Council approved an ordinance to rezone a roughly 5-acre parcel at 7232 West Gina Road from A143 Single-Family Agricultural to A110 Single-Family Agricultural zoning.
Michael (planning staff) told the council the property has a long-standing, transferable nonconforming trucking use from before annexation; that use will be negotiated during subdivision review when and if the land is changed for development. He said staff and the planning commission found the proposed rezoning consistent with the general plan and recommended approval. The applicant (representing Dr. Horton) was present to answer questions.
Council approved Ordinance 2026-13 by motion and roll-call vote. Staff noted the property is in water zone 4 and water availability and permit timing may depend on completion of water infrastructure projects discussed earlier in the meeting.
Next steps: subdivision review and coordination with the developer on necessary off-site improvements and the transition of the nonconforming use.
