Trustee-led review of Club Car Wash site plan focuses on design, water reclamation and neighborhood impact

A site-plan review for a proposed Club Car Wash at Orchard Commerce Center drew questions about operations, water use and nearby competition during the committee meeting on June 1, 2026.
Michael Leid, the project engineer with Roberty Lean Associates, described the proposal as a roughly 4,200-square-foot single-tunnel car wash with about 26 parking stalls and 20 self-service vacuum stalls. "The car wash building would be approximately 4,200 square ft," Leid said, adding the tunnel typically holds about six vehicles and the facility would include a staffed payment booth, a member bypass lane and an all-concrete yard with heated concrete at the entrance and exit.
The project site is located just south of the Dunkin Donuts in the Orchard Commerce Center and would be accessed from the internal road, Genesis Drive, rather than Orchard Road. Town staff noted the Orchard Commerce Center is a PUD approved in 2004 and that the proposal meets setbacks, sign code and design guidelines; no variances or code exceptions were requested. The presenter also said the planning commission reviewed the plan in May and granted unanimous approval.
Trustees and attendees asked operational questions. When a participant asked who would pick up trash, Leid said, "the trash is emptied every hour by staff members on site," and that maintaining a clean, landscaped appearance is part of the company model. Leid also said Club Car Wash uses an underground reclamation system that reclaims about 50% of the water used in a wash, with reclaimed water reused for undercarriage and tire cleaning rather than spot-free rinses.
Board members raised market-saturation concerns: a trustee noted existing car washes nearby, including a Woodman's location and a site near Discount Tire. Leid responded that Club Car Wash generally conducts market research before siting and that "each one of these sites generally costs 5 to $6 million," which factors into their location decisions.
No formal site-plan vote was taken at the June 1 meeting; staff said the item will return to the board for final approval at the next meeting with the planning-commission conditions incorporated. The committee then moved on to other business.
