The operations committee received the monthly custodial and maintenance update. Staff reported 74 district custodial inspections in March, vendor averages tracking at roughly 87.7 compared with a district inspection average near 84.7, and vendor staffing percentages above 90 percent through February retention reporting.
Staff detailed contract language and a planned accountability process: principal surveys, state school climate data and custodial inspection results will feed evaluations in advance of October contract renewals. The presenter described how those combined data points would justify moving underperforming schools between vendors.
For maintenance, year‑to‑date work orders (07/01/2024 through end of March) totaled about 20,843. Staff noted a March spike in work orders and said maintenance‑initiated orders — a measure of predictive or preventative work — are increasing, which they called a positive sign.
Board members raised unresolved site‑specific issues: a front‑entrance intercom at a high school that has been open since January and auditorium/performance lighting work orders reportedly open for up to two years. Staff committed to following up on those school‑level items.
The report also spotlighted Mossy Oaks Elementary, which had 50 work orders in the month (20 initiated by maintenance), 36 completed and 14 remaining; staff listed pressure washing, courtyard fence repair and cabinet door replacement among recent accomplishments.
What’s next: staff will provide targeted follow-up on outstanding safety-related work orders and continue using inspection and survey data to inform contractor performance reviews ahead of contract renewals.
